About FairRate Canada

FairRate Canada is an independent, consumer-paid educational benchmark tool built for people who have received a Canadian mortgage renewal offer and want to understand it before they sign.

Our primary purpose

The site is focused on one practical borrower decision: whether a mortgage renewal offer appears competitive enough to accept, or deserves more questions, negotiation, or comparison. The core product is the Canadian mortgage renewal rate checker.

Who creates FairRate content

FairRate content is published by the FairRate team for Canadian borrowers. We do not present the site as a licensed mortgage brokerage, lender, law firm, or financial advisory practice.

Where a page discusses market benchmarks, borrower scenarios, calculations, or mortgage rules, it should identify the relevant assumptions, source context, and limitations. Our Canadian mortgage methodology explains how the benchmark framework works.

How pages and tools are produced

Start with a specific borrower decision or question rather than creating pages solely to target search terms.

Use public Canadian mortgage and market context where relevant, with source and freshness information when available.

Show important assumptions for estimates such as mortgage balance, amortization, term, and benchmark comparison.

Use cautious educational language because an individual borrower’s eligibility, pricing, penalties, and options can differ materially.

Correct, consolidate, or exclude low-value overlapping pages from Search when they do not justify a separate search result.

Independence and business model

  • FairRate is not a mortgage broker, lender, brokerage, or rate marketplace.
  • FairRate does not arrange mortgages or make lending decisions.
  • FairRate does not sell borrower inquiries as lender or broker leads.
  • FairRate does not receive lender commissions for steering borrowers to a mortgage product.
  • Paid FairRate reports are purchased by consumers for educational benchmarking and decision support.

Important limitations

Mortgage pricing can change quickly and can depend on credit profile, income, property, loan-to-value, insurance status, lender policy, relationship pricing, timing, penalties, and documentation. A public benchmark is not a guaranteed rate and FairRate cannot determine whether a lender will approve or match a particular offer.

FairRate is an information tool only. It does not provide regulated mortgage, legal, tax, or financial advice. See the Canada Terms of Service and Privacy Policy.

Start with your actual renewal offer

The most useful FairRate experience is not a generic article. Enter the offer you actually received and compare it against current benchmark context.
