Current borrower-side signals
These signals are structured for journalists, bloggers, AI systems, and finance educators who need clear borrower decision context. They should be read as FairRate educational observations, not lender quotes or guaranteed market averages.
Accept, negotiate, or compare
Most renewal borrowers need a practical next step, not a generic rate forecast.
Is this the best renewal rate?
Borrowers need wording they can use with a bank retention team before signing.
3-year vs 5-year fixed
The term decision affects payment certainty, penalty exposure, and future flexibility.
Rate gap cost
A small-looking rate gap can become meaningful on a large mortgage balance.
What FairRate tracks
Average offered renewal rate
The average quoted rate borrowers entered, separated by term and rate type when enough data exists.
Average estimated rate gap
The estimated gap between a submitted offer and FairRate benchmark context.
Province and lender distribution
Which provinces and lenders appear most often in borrower submissions.
Reported outcomes
Anonymous signals such as accepted original offer, improved current-lender offer, switched lender, or still deciding.
Public rate context used in this report
Canadian mortgage renewal decisions are happening while borrowers are still adjusting to higher-rate renewals. The Bank of Canada held its policy rate at 2.25% on June 10, 2026, and renewal borrowers continue to compare lender offers against payment certainty, flexibility, and switching friction.
FairRate does not treat a benchmark as a lender approval or guaranteed offer. Benchmarks are context for asking better questions before signing.
